Yes, it is expensive. There are many factors whether you agree or not. Property taxes have doubled and tripled in the past five years. Investment properties are not eligible for a Homeowners exemptions, so they are high to begin with. Material prices have gone up. The cost of a new door is not what it was two years ago. Finally, a landord takes a ton of risk and they are the ones paying for a plumber to unclog a toilet on Christmas day. Not all tenants care about a property and all landlords have horror stories of tenants abusing houses. Everyone of my houses are professionally cleaned and updated. We always try to reduce risk with a new tenant
Sometimes we do, it depends on the property, breed, how many and references. There is typically an additional pet deposit. Pet owners aren't always like you, many do not take care of their pets and properties get damaged with pet stains, clawed carpets. Cat and dog urine is very difficult to clean.
There are great rental companies out there. Our company is small and will work very hard to make your rental a home. We will do must of the work ourselves, know your names and work with you when things get tough. Communication is key to building a good relationship.

Once the lease is signed, all utilities must be switched. (or the process started) The first month's rent and deposit are due prior to moving in.
YES! We are more than happy to return all of your security deposit if the rental is returned in good condition. Good condition means, just like it looked prior to moving in minus normal wear and tear. Filthy refrigerators, stoves, sinks, floors, toilets and tubs are not fun to clean.
